How Your Project Manager Makes Building a Breeze

Dream homes aren’t made of fluffy clouds and rainbows. It takes a lot building material, permits, inspections and coordination to get you the final product. Looking at a one of building sites can seem chaotic to the untrained eye. But behind the scenes there’s a circus master running the show, the one we call your project manager. He makes sure the exciting moments like the first shovel in the ground or the day the cabinets are installed, and the all the thousands of tiny details throughout actually come together without a hitch.

At Andries Builders, our Project Managers or PMs are the strategic geniuses who keep your dream home on track, on budget, and on point. While the Superintendent is the master of the job site, the Project Manager is the architect of your entire experience. In this week’s article we’re going to give you the rundown on why having a top-tier PM is the essential for your custom home build!

The Guardian of Your Budget

Building a custom home is a big investment, and your PM is there to make sure every dollar is working its hardest for you.

  • Cost Tracking: They manage the "nitty-gritty" of contracts and invoices, ensuring there are no financial surprises down the road.
  • Value Engineering: If a certain material becomes unavailable or over-budget, your PM is the one finding high-quality alternatives that keep the look you love without breaking the bank!

The Master of the Master Schedule

If the Superintendent manages what happens today, the Project Manager is looking at what happens three months from now.

  • Material Logistics: They ensure that your gorgeous Italian tiles and custom windows are ordered exactly when they need to be, so they arrive right on time (not too early to get dusty, and not too late to cause a delay!).
  • Timeline Oversight: They coordinate the big-picture milestones, making sure the entire team is sprinting toward your move-in date.

PM vs. Superintendent: Your Dynamic Duo

  • Primary Goal – The Project Manager: Logistics, Budget, & Communication | The Superintendent: Quality, Labor, & Job Site Safety
  • Main "Office" – The Project Manager: Coordination Hub (Digital & Physical) | The Superintendent: The Construction Site (Hands-on)
  • Your Topic – The Project Manager: "How much is this change order?" | The Superintendent: "Can I see where the outlets go?"
  • The Benefit – The Project Manager: Total Peace of Mind & Clarity | The Superintendent: A Sturdy, Well-Built Structure

Your Personal Communication Hub

We know that "not knowing" is the most stressful part of building. Your Project Manager is the bridge between your vision and the construction reality.

  • The "Translator": They take complex construction jargon and turn it into clear updates so you always know exactly where your home stands.
  • Decision Support: Feeling overwhelmed by choices? Your PM helps manage your selection deadlines, so you have plenty of time to pick your finishes without feeling rushed.

The Compliance Expert

Permits, inspections, and HOA approvals—oh my! These are the "un-glamorous" parts of building that can cause the biggest headaches.

  • The Paperwork Pro: Your PM handles the red tape, coordinating with city officials and utility companies to ensure your home meets every single local requirement. You get to focus on the fun stuff while they handle the fine print!

Let the Show Begin!

At Andries Builders, we don't just build structures; we manage journeys. Our Project Managers are dedicated to making sure your experience is as high-quality as the home itself. When you have a dedicated PM, you aren't just a "client number"—you're a partner in a well-oiled machine designed to bring your dream to life!

We believe that a successful build isn't just about the final coat of paint; it's about the hundreds of correct decisions made along the way. And we manage those details so you can enjoy the dream! We’d love to introduce you to our team and show you the systems we use to keep our builds running like clockwork. Let's make 2026 the year you move into the home you've always wanted!

Go Behind the Scenes With the Structural Walkthrough

If you’re building a custom home with Andries Builders, you’re currently on a very exciting journey. There is nothing quite like watching your vision rise from the dirt into a real-life structure. But there is one specific moment in the building process that we absolutely love—and you should too: The Structural Walkthrough.

Think of this as the "X-ray" phase of your home. The framing is up, the wires are run, and the pipes are in place, but the drywall hasn't hidden the "guts" of the house yet. It’s the perfect time to make sure everything is exactly where it needs to be before we seal up the walls.

Why Is This Walkthrough So Important?

At Andries Builders, we pride ourselves on precision, but a custom home is exactly that—custom. This walkthrough is your chance to step into the "skeleton" of your home and visualize your daily life.

  • The "Behind-the-Wall" Peek: Once the drywall is up, moving a light switch or adding a reinforced beam becomes a much bigger project. Doing it now is a breeze!
  • Peace of Mind: You get to see the quality of the craftsmanship firsthand. You’ll see the sturdy framing and organized mechanicals that make an Andries home last for generations.
  • Visualizing Flow: This is the first time you’ll truly feel the "scale" of your rooms.

Your Walkthrough "Cheat Sheet": Questions to Ask

Don't be shy! We want you to feel 100% confident. Here are the top questions you should have ready for your project manager during our stroll:

  1. Electrical & Tech
    • "Is this outlet placed correctly for my bedside table/nightstand?"
    • "Can we add extra blocking here for a heavy wall-mounted TV?"
    • "Are the light switches exactly where I’ll naturally reach for them when I walk into the room?"
  2. Plumbing & HVAC
    • "Where is the main water shut-off located?" (Important for future "grown-up" homeowner moments!)
    • "Will the vents in this room interfere with where I plan to put my curtains or furniture?"
  3. Structural & Storage
    • "Is there extra support in the ceiling for that heavy chandelier I picked out?"
    • "Can we see the layout of the pantry/closet shelving one more time?"

Ready to See Your Home’s "Skeleton"?!

A home should be an adventure, not a mystery. The structural walkthrough is all about transparency. We’ll walk through every stud and wire with you so that when we hand you the keys, you aren’t just walking into a house—you’re walking into a dream home you know inside and out.

They say measure twice, cut once—but walk through three times! It’s much easier to move a wire today than a wall tomorrow. If you’re approaching the framing stage, get your walking shoes (and your questions) ready! We can't wait to show you the hard work we've been doing behind the scenes.

Estimating That Dream Home Mortgage

Building a custom home with Andries Builders is a beautiful journey. It’s filled with exciting choices—picking the perfect floor plan, choosing that stunning backsplash, and deciding exactly where the kitchen island should go. But measurements aren’t the only math that must be done on this journey. Mortgages are everyone’s least favorite part.

Good news! Estimating your monthly mortgage payment doesn't have to be a headache. In fact, getting a handle on your numbers early on is the best way to ensure your building journey stays stress-free and full of joy. This week we’re going to break down the "puzzles" of mortgage math so you can plan with confidence!

The "PITI" Puzzle: What’s in a Payment?

When most people think of a mortgage, they think of the loan repayment. But your monthly payment is actually a "combo meal" of four main ingredients, often called PITI.

  1. P - Principal: This is the actual amount you’re paying back on the loan balance.
  2. I - Interest: The cost of borrowing that money.
  3. T - Taxes: Property taxes vary by location, but they are usually collected monthly and held in escrow.
  4. I - Insurance: This includes homeowners insurance and, if your down payment is less than 20%, Private Mortgage Insurance (PMI).

The "Math Magic" Formula

If you want to get technical, the monthly principal and interest payment (M) is calculated using this formula:

M = P * (i(1+i)^n}{(1+i)^n - 1}

  • P= The principal loan amount.
  • i = Your monthly interest rate (annual rate divided by 12).
  • n = The total number of months (e.g., 360 for a 30-year loan).

In Other Words…

If we were to translate the math into a sentence, it would sound like this:

To find your monthly payment, take the total loan amount (P) and multiply it by a specific growth ratio. This ratio is created by taking the monthly interest rate (i) and weighting it against how much that interest compounds over the life of the loan (n).

  1. The Compounding Growth (1+i)^n: This part of the math calculates how much $1 would grow if it sat in an account with your interest rate for the entire length of the loan. It represents the "power of time."
  2. The Numerator (i*growth): This calculates the interest "weight" applied to that total growth. It’s essentially figuring out the total interest impact.
  3. The Denominator (growth- 1): This is the "amortization trick." By subtracting 1 from the growth factor, the formula creates a mathematical way to spread the total cost into equal installments. It ensures that by the time you reach payment number 360, your balance hits exactly $0.
  4. The Final Multiplication: Once that ratio (the fraction) is determined, you multiply it by your Principal (P). This scales the math to the specific size of your loan.

Don't worry! You don't need a PhD in mathematics to figure this out. Most of our clients use a simple online mortgage calculator to get a "ballpark" figure, but for the most accurate picture, you’ll want to look at the whole "PITI" pie!

Factors That Shift Your Payment

  • Down Payment – The more you put down, the lower your principal (P) and the lower your monthly bill!
  • Credit Score – A higher score often secures a lower interest rate (i), saving you thousands over time.
  • Loan Term – A 15-year loan has higher monthly payments but saves you a mountain of interest compared to a 30-year loan.
  • Escrow Choices – Your choice of insurance provider and local tax rates will finalize the "T" and "I" of your PITI.

Knowing your numbers isn't about restriction; it's about freedom. When you know your budget is solid, you can truly enjoy every single design choice! Don't let the math keep you on the sidelines! Whether you’re just starting to save or you’re ready to break ground, a quick conversation can clear the path to your new front door.

Navigating Permits and Utilities to Turn Raw Land into a Welcome Home

At Andries Builders, we have many options for you to plant your dream. One of those popular options is building on your own land. Maybe you’ve found a quiet acre in Youngsville, a sprawling lot in Scott, or a beautiful piece of land right in the heart of Lafayette. Congratulations! Owning your own land is the first step toward building a home that is truly, uniquely yours.

But once the "I bought land!" excitement settles in, a common question pops up: "How do I actually get power, water, and permission to build here?" The paperwork and "behind-the-walls" stuff might sound a bit intimidating, but don't sweat it! Your friends at Andries Builders have navigated the local landscape for years. In this article, we’re breaking down the journey of permits and utilities in the Lafayette area so you can focus on the fun stuff.

Green Lighting Your First Permit

In Lafayette and the surrounding parishes, permits aren't just "red tape"—they are the blueprint for making sure your home is safe, sturdy, and built to last.

  • The LCG Connection: If you’re building within Lafayette Parish, you’ll become well-acquainted with the Lafayette Consolidated Government (LCG). They handle building permits, zoning, and inspections.
  • The "Paperwork Trail": Before we pour the foundation, we’ll need to submit your site plan and construction documents. This ensures your home meets local codes, from structural integrity to those all-important drainage requirements (because we all know a little rain is part of the charm here in Louisiana!).
  • Surveys & Plats: We’ll make sure your land is properly surveyed so we know exactly where your property lines are and that your home is perfectly positioned.

Powering Up: Connecting Your Utilities

Connecting to the grid is where your land starts feeling like a home site! Depending on where your land is located, your utility "menu" might look a little different:

  1. Electricity & Gas

In our area, you’ll likely be working with LUS (Lafayette Utilities System), Slemco, or Entergy.

    • The Site Visit: We coordinate with the utility companies to determine where the nearest power lines are and the best way to run service to your new home.
  2. Water & Sewer
    • City Life: If you're near city limits, we’ll help you tap into the municipal water and sewer lines.
    • Country Living: If you’re building a bit further out, you might need a water well and an onsite wastewater treatment system (often called a mechanical sewer). Don't worry—these are incredibly common and very reliable when designed correctly!
  3. Drainage

In Acadiana, drainage is king. We ensure your lot is graded properly so that water moves away from your home. We work with local parish officials to make sure your culverts and ditch work meet all the standards to keep your yard beautiful and dry.

Break Ground Easily With Andries Builders

The best part of building with Andries Builders? You don't have to do this alone. We act as your "Project Navigators." We handle the heavy lifting when it comes to:

  • Filing permit applications.
  • Coordinating with utility companies for line drops and meter sets.
  • Ensuring all inspections are passed with flying colors.
  • Communicating with local parish departments to keep your project moving forward.

Our goal is to make the "invisible" part of building a home as smooth and cheerful as the day you finally get your keys!

Your dream home starts with a solid foundation—and that includes getting the permits and utilities right from day one. Whether you’re just starting to look for land or you already have the deed in hand, we are here to help you navigate the process with ease and a smile.

Understanding Your Superintendent- The Conductor of Your Dream Home

If you’ve been following along with Andries Builders, you know that we are all about efficiency, quality, and making the building process as joyful as possible. That means that when you decide to build a custom home, you aren't hiring a faceless company; you’re gaining a dedicated team of experts.

While you’ll spend plenty of time with our designers and project managers, there is one person who will be the "boots on the ground" for your project every single day: The Superintendent. In simple terms he’s like the orchestral conductor of your job site. He’ll ensure every "instrument" (our amazing subcontractors) plays in perfect harmony to create your masterpiece! This week’s article will take a look at why your Superintendent is such a valuable part of your build.

The Guardian of Quality Control

Your Superintendent is our eyes and ears on-site. They don't just "watch" the work; they inspect it with a magnifying glass.

  • The Mission: To ensure every stud, wire, and tile meets the rigorous Andries Builders standards.
  • The "Pro-Tip": They are often the ones catching tiny details before they become big issues, ensuring your home is built right from the foundation up!

The Master of the "Critical Path"

Building a home is like a giant, high-stakes puzzle. You can't put the roof on until the walls are up, and you can't paint until the drywall is perfect!

  • The Strategy: Your Superintendent manages the daily schedule. They coordinate with electricians, plumbers, and masons to ensure that "Trade A" finishes exactly when "Trade B" is ready to start.
  • The Result: This efficiency is what allows us to keep your project moving forward without those frustrating "empty site" days.

The On-Site Problem Solver

In the world of custom construction, the "unexpected" is just part of the job! Whether it’s a sudden spring rainstorm or a delayed material shipment, the Superintendent is the first responder.

  • The Action: They make real-time decisions to pivot the schedule or find creative solutions on the fly, keeping the build on track and within budget.
  • The Safety Net: They also manage job site safety and cleanliness, ensuring that your future home is a secure environment for everyone involved.

Your Point of Connection

Communication is the key to a stress-free build. Your Superintendent will often be your primary contact for site visits and "walk-throughs."

  • Framing & Pre-Drywall Walks: These are the exciting moments where your Superintendent shows you exactly what is behind the walls—insulation, wiring, and the sturdy "bones" of your home.

Meet Your Building Conductor

At Andries Builders, we focus on building homes that are as efficient as they are beautiful. Our Superintendents are seasoned pros who take immense pride in the homes they build. When you see them on-site, know that they are working hard to ensure that every corner of your home is a reflection of the quality you deserve! That’s because a great Superintendent doesn't just build a house; they protect the homeowner's vision. They are the link between a set of blueprints and a place where you'll make a lifetime of memories.

See Your Home is Solid as a Rock in Your Framing Walkthrough

We’re feeling super excited here at Andries Builders. Why? Because there is nothing more thrilling than a house in the framing stage! This is the moment your dream stops being a flat piece of paper and starts reaching for the sky.

The Framing Walkthrough is essentially an all-access pass to your home's "skeleton." It’s the best time to see the strength, precision, and craftsmanship that will support your family for decades to come. We want you to walk onto that job site with your head held high, confident that you are standing inside a fortress.

The "Skeleton" Check: What to Look For

When you walk through those open studs, it can feel a bit like a wooden maze. Here are the "Pro-Andries" details you should keep an eye on to see that structural integrity in action:

  • Straight, True, and Plumb: Take a look down a long wall. The studs should look like a perfectly aligned row of soldiers. At Andries, we use high-quality, straight lumber because we know that a straight frame leads to perfectly flat drywall later!
  • Robust Headers: Look above the windows and doors. Those heavy horizontal beams (headers) are what support the weight of the roof. You’ll notice ours are beefy and secured with precision—that’s what prevents your doors from sticking three years down the road.
  • Floor Joist Strength: If you have a second story, look up! We use engineered floor systems designed to be stiff and silent. No "creaky floor" ghost stories in an Andries home!
  • Metal Strapping & Bracing: You’ll see metal plates and straps connecting different parts of the frame. This is the "seatbelt" of your home, ensuring everything stays tied together during high winds or shifting seasons.

The "Andries Standard" vs. The Rest

We don't just build to code; we build to last. Here is how you can tell the difference during your walkthrough:

  • Stud Spacing — Minimum requirements — Precisely spaced for maximum rigidity
  • Blocking — Usually forgotten — Added behind walls for TVs, towel bars, and cabinets
  • Subflooring — Standard thickness — Premium, moisture-resistant, and "glued & screwed"
  • Waste Management — Messy site (tripping hazards) — Clean, organized, and professional

________________________________________

Why "Blocking" is So Vital

One of the coolest things you’ll see during a framing walkthrough is blocking. These are extra horizontal pieces of wood tucked between the studs.

  • The Benefit: We place these exactly where you plan to hang heavy mirrors, floating vanities, or that 85-inch TV. It means you aren't just relying on a plastic drywall anchor—you’re bolting your treasures directly into the soul of the house!

Rest Easy: We’ve Got Your Back

At Andries Builders, we know that the "pretty" stuff—the countertops and the paint—gets all the Instagram likes. But we take our deepest pride in the stuff you'll never see once the drywall goes up. And we want you to have total confidence that your home is structurally superior. We don't cut corners, we don't rush the cure times, and we don't settle for "good enough." When you stand in that frame, you’re standing in a house built with heart and heavy-duty hardware. If your home is currently in the framing stage or soon will be, we can’t wait to get you on-site! Bring your questions and your camera—it's time to see your vision take shape.

Bring Your Architect's Vision to Andries Builders

We embrace the spring to come as well as the wonderful ideas that spring forth from your brain when it comes to designing your own custom home. This is even more true if you’ve already started sketching out your future with an architect because at Andries Builders, we love a good collaboration.

While we have plenty of incredible designs to choose from, we also live by the motto: "Bring Us Your Plan!" Whether you’ve been working with a world-class architect for months or you found the "Goldilocks" blueprint online that fits your family just right, we are ready to pick up the baton and run with it. But how do you make sure the transition from "paper" to "poured concrete" is as smooth as possible?

Invite the Builder to the Party Early!

If you have an architect you love, that’s fantastic! Our best advice? Bring us into the conversation while the ink is still wet. When a builder and an architect talk early on, magic happens. We can provide "real-world" feedback on material costs and building techniques while your architect focuses on the aesthetic and flow. It prevents that heartbreaking moment where a beautiful design ends up costing twice the intended budget!

Build the "Budget Bridge"

Architects are visionaries—they see the soaring glass walls and the floating staircases. Builders are the realists who know exactly how much those glass walls cost in today’s market.

  • The Goal: Alignment.
  • The Strategy: Have a three-way meeting to discuss the "Must-Haves" vs. the "Nice-to-Haves." At Andries, we’re pros at finding creative ways to keep the look your architect designed while staying within your financial comfort zone.

Respect the "Dirt" (Site Specifics)

An architect might design a stunning plan in a vacuum, but every lot has its own personality.

  • The Andries Advantage: We know the local soil, the drainage requirements, and the best way to orient a home to catch the breeze (or block the sun!).
  • The Collaboration: We work with your architect to "tweak" your plan so it sits perfectly on your specific piece of land.

The "Final Polish" Walkthrough

Before you officially sign off on the final blueprints, let’s sit down together one last time. We’ll look for things like:

  • Storage Wins: Can we sneak a little more closet space under that staircase?
  • Mechanical Efficiency: Is the HVAC layout optimized for our local climate?
  • Furniture Flow: Will your favorite sectional actually fit where the architect drew it?

Teamwork Makes the Dream House!

At Andries Builders, we aren't just here to follow instructions; we’re here to be your advocate. When you bring us your plan, we treat it with the same respect and passion as if we’d drawn it ourselves. We believe that when the homeowner, architect, and builder are all on the same page, the result isn't just a house—it’s a masterpiece. While an architect gives a home its soul, the builder gives it its heartbeat. So let’s make sure they beat in time!

Our Gold Standards Keep the Craft in Craftsmanship

When people talk about "custom homes," they often focus on exotic, fancy things like waterfall islands, soaring ceilings, or that perfect walk-in closet. But at Andries Builders, we know that a truly luxury home is defined by what you don’t see just as much as what you do. Today, we’re pulling back the curtain on our Quality Control process to show you how we maintain world-class craftsmanship from the first scoop of dirt to the final turn of the key!

Stage 1: The Foundation of Excellence

Quality control starts long before the concrete truck arrives. For us, craftsmanship begins with meticulous planning.

  • The "Measure Thrice" Rule: We vet every blueprint and engineering spec until they are perfect.
  • Expert Partners: We only work with specialized tradespeople who share our "obsessed with details" mindset.
  • Site Prep: We ensure the ground is perfectly stabilized because a masterpiece deserves a rock-solid base.

Stage 2: The "Bones" of the Beauty

This is where the structure takes shape. During framing and mechanical rough-ins, our QC process goes into overdrive.

  • Daily Site Check-ins: Our project managers are on-site daily, not just once a week. We catch the tiny things before they become big things!
  • Structural Walkthroughs: As we mentioned in our last post, we walk through the "skeleton" with you to ensure every stud and wire is exactly where it belongs.
  • The "Straight-Edge" Test: We check for plumb walls and level floors at every turn. If it’s not perfect, it’s not Andries.

________________________________________

The Andries Difference: QC at a Glance

  • Framing — "Close enough" is fine. — Lasers and levels on every corner.
  • Mechanicals — Hidden by drywall? Forget it. — Organized, labeled, and double-checked.
  • Finishes — Production-line speed. — Artisan-level millwork and precision.
  • Final Walk — A quick "once-over." — A rigorous 300-point inspection list.

________________________________________

Stage 3: The Art of the Finish

The final 10% of a build is where the true craftsmanship shines. This is the "white glove" phase of our quality control.

  • The Painter’s Light: We use high-intensity lighting to check every wall for imperfections before the final coat of paint goes on.
  • Seamless Joinery: We look for those "hairline" connections in crown molding and cabinetry that separate a builder from a craftsman.
  • The "Function" Test: Every drawer must glide, every door must click, and every faucet must be flawless.

Ready to Build a Legacy?

You might wonder, "Does it really take that much effort?" The answer is a resounding YES! We don't do quality control just to satisfy a building inspector; we do it because we are building a legacy for your family. An Andries home is designed to be as sturdy as it is stunning, giving you the peace of mind that your investment is protected by the best eyes in the business. Quality is never an accident. It is always the result of high intention, sincere effort, and intelligent execution. We’d love to show you our craftsmanship in person! There is nothing like seeing a home in progress to truly understand the "Andries Standard."
